FORT COLLINS – The City Council will conduct a First Reading of proposed changes to the Land Use Code on April 16. Updates to the Code are considered foundational and focus on several objectives:

  • Enable more affordability, especially near high frequency transit and growth areas.
  • Make the code easier to use and understand.
  • Improve predictability of the development review process, especially for housing.

These changes aim to enhance code functionality, provide clarity, and reorganize and introduce building form standards. Included in the proposals is the expansion and re-calibration of incentives for affordable housing, an issue cited by Fort Collins residents as a top priority for several years. No changes are proposed regarding current density requirements in the RL, UE, NCL, NCM zone districts.

The proposed updates align with policy direction in City Plan, the Housing Strategic Plan, and the Our Climate Future Plan and lay the framework for the next phase of code updates.

The DRAFT Articles 1-7 which will be reviewed by City Council at First Reading on April 16, 2024, are available for viewing at www.fcgov.com/housing/lucupdates.
