NEIGHBORHOOD MEETINGS

Neighborhood meetings provide an opportunity for developers to provide preliminary information to neighbors regarding proposed projects before they are formally submitted for review. Neighbors then have the opportunity to ask questions and express concerns about (or support for) the project as proposed. These meetings are facilitated by City staff. Your input is an important part of the development review process. One neighborhood meeting is scheduled for the week of April 29, and one is scheduled for the following week:

Monday, April 29 - Ridgeview Classical School (Conversion of Little Bears Child Care Facility into Ridgeview Classrooms)
Neighborhood Meeting: 7:00-9:00 p.m., Ridgeview Classical School Auditorium, 1800 S. Lemay Ave.
Proposed Project Site: 1900 S. Lemay (current Little Bears Child Care facility)
Description: This proposal would convert the existing Little Bears Child Care facility into a classroom expansion serving grades 7 through 12. The exterior of Little Bears would be remodeled to match the existing school. The The Little Bears building contains 7,500 square feet and ten parking spaces. There would be no changes to the total square footage and no changes to the existing parking lot. The existing playground would be converted to a grass lawn.

Monday, May 6 - Drake Road/Lemay Avenue Single Family Subdivision
Neighborhood Meeting: 7:00-9:00 p.m., Christ Center Community Church, 2700 S. Lemay Ave.
Proposed Project Site: 11 acres on the east side of the Christ Center Community Church
Description: This is a request to subdivide 11 acres on the east side of the Christ Center Community Church into single family lots. At this point, the number of proposed lots is 42, but at this preliminary stage, this number could fluctuate slightly. The project is located in the Low Density Residential (R-L) zone district, and will be reviewed through a hearing with an Administrative Hearing Officer.

ADMINISTRATIVE/TYPE 1 HEARINGS

Administrative (Type 1) Hearings are public hearings conducted by a hearing officer. Public comment is invited. The hearing officer considers your input an important part of the development review process. Written comments are also welcome, and may be submitted in advance to the project planner, or at the hearing. Two administrative hearings are scheduled during the week of April 29:

Kechter Crossing Subdivision Replat Project Development Plan (PDP) and Final Development Plan (FDP).
Hearing: Wednesday, May 1, 5:00 p.m., Conference Room A, 281 N. College Ave.
Proposal Description: This site is located south of Kechter Road approximately 1,600 feet east of Timberline Road. This is a request to replat two lots (Lots Four and Five of Block Four) and a portion of the dedicated common area for the purpose of saving a large mature tree. As currently platted, the existing tree would preclude the construction of two homes on two existing lots. By replatting, the tree can remain undisturbed and the two affected lots are relocated to the west along Coppervein St.

Stoner Subdivision Project Development Plan (PDP), 502 Wayne St.
Hearing: Wednesday, May 1, 5:30 p.m., Conference Room A, 281 N. College Ave.

Proposal Description: This is a request to divide an existing 15,986 square foot lot located at 502 Wayne Street into two lots and construct a one-story single-family residence on a proposed new lot created to the east. An existing single family home would remain on the west lot. Two modifications of standards from the Land Use Code currently accompany the request, as the project proposes a lot subdivision on the rear portion of the existing lot, and the alley frontage remains unpaved.

PLANNING AND ZONING BOARD/TYPE 2 HEARINGS

Upcoming - Thursday, May 16 - Planning and Zoning Board Regular Meeting
At 6 p.m., on the third Thursday of each month, the Planning and Zoning Board conducts a regular meeting in Council Chambers at 300 Laporte Ave. The agenda for the meeting will be posted closer to the meeting date. The Planning and Zoning Board encourages your input; interested persons are invited to attend and be heard.

At noon on the Friday prior to each regular Planning and Zoning Board meeting, the Board holds a work session in Conference Room A at 281 N. College Ave. The next work session will be held on Friday, May 10.

CITY COUNCIL/URBAN RENEWAL AUTHORITY

Monday, April 29 - City Council Adjourned Meeting
At 6 p.m., in Council Chambers at 300 Laporte Avenue, City Council will conduct an adjourned meeting to consider an amendment of the Midtown Urban Renewal Plan, and resolutions regarding the Foothills Mall TIF Metro District Service Plan Amendment and the Foothills Mall Redevelopment Business Assistance Agreement.

Monday, April 29 - Urban Renewal Authority Meeting
Following the adjourned meeting, the Urban Renewal Authority will meet to consider the Foothills Mall Redevelopment and Reimbursement Agreement.

TRANSPORTATION AND PLANNING PROJECT OPEN HOUSE

Wednesday, May 1 - Old Town Library, 201 Peterson St.
From 4:00-6:00 p.m., please come to see what is in the works for upcoming transportation and planning projects, ask questions, provide input, and enjoy refreshments from Beau Jo's Pizza! Information about bike sharing, Circles of Larimer, the CSU Transportation Plan, Harmony Road Enhanced Travel Corridor, Lincoln Corridor Plan, Midtown Plan, the MAX bus rapid transit system, potential Tranfort route changes in 2014, and regional transportation plans. This event is sponsored by the Cities of Fort Collins and Loveland, the Town of Berthoud, Larimer County and the North Front Range Metropolitan Planning Organization. Ridgen Farm 17th Filing Replat Project Development Plan
Location: Southeast of E. Drake Rd. and S. Timberline Rd.
Description: This is a request to replat 67 lots in Rigden Farm, resulting in 57 lots after the replatting. The replat eliminates some alley-load lots and widens other lots.

Ziegler-Harvest Park Overall Development Plan
Location: 5305 Ziegler Rd.
Description: This is a request for an Overall Development Plan (ODP) for a phased development of approximately four acres at 5305 Ziegler Rd.

Max Flats Project Development Plan
Location: 203 W. Mulberry St.
Description: This is a request to construct a new five-story, 63,900 square foot building with 64 dwelling units and 1,500 square feet of ground level retail.

Poudre Valley Health System Harmony Campus Cancer Center Addition
Location: 2121 E. Harmony Dr.
Description: This project is a proposed addition to expand the existing Medical Office Building at the Poudre Valley Health System Harmony Medical Campus with a 30,000 square foot, two-story addition

Banner Health Medical Campus Project Development Plan
Location: 2310 E. Prospect Rd.

Description: This is a proposal to develop a 28-acre site for the Banner Harmony Medical Campus which will provide inpatient and outpatient services.
