The Planned Development Overlay District (PDOD) is a newly-developed option designed to provide an alternative, more flexible City review of projects reusing and updating sites with existing buildings and infrastructure challenges. Before City Council considers adopting PDOD permanently, staff is proposing to launch a 6-month pilot period to test and refine the option. Join City staff for an open house on Monday, May 7 in the Community Room at 215 North Mason Street. Presentations are at 4 PM and repeated at 6 PM, with time for questions after each. Learn how this option works and its role in redeveloping Fort Collins. Your feedback will assist City Council when considering adoption of the PDOD pilot on July 17.

Why a pilot period? This testing period allows City staff to monitor and evaluate projects closely to see if this option is working as intended. At the end of the six-month pilot, staff will recommend improvements. Council will then consider adopting PDOD on a permanent basis.

What is PDOD? Over the past year, the City developed this alternative option for infill development and redevelopment. Development in Fort Collins is shifting from greenfields (untouched land) to infill development and redevelopment (sites where existing buildings are reused or updated). In response, the City developed the Planned Development Overlay District (PDOD) as an optional alternative for challenging infill/redevelopment sites. The PDOD is considered a new overlay zoning district providing for a flexible application of development standards, but also infuses performance-based measures to ensure development quality is maintained.
