Conceptual Review or Preliminary Design Review

For either process there is no set check-list of items required. It is suggested that at a minimum you provide a narrative of what you would like to do. For some projects, this may be all that is needed. For many, though a preliminary drawing of what you are proposing is helpful. You can do this drawing yourself and it can be a rough sketch; you don't need to hire anyone to do this. (For projects of a larger scope, you may find it helpful to have a professional drawing.) Any additional materials including photographs, sketches of proposed buildings, questions you would like answered, or any other information can be submitted if you would like. A good way to look at it is: The more details you can give us, the more detailed response we can give you. If the project is large in scope, you have a lot of questions, or you think the discussion will be lengthy, you may want to choose the Preliminary Design Review option. With Conceptual Review, you are only given 30 minutes for presentation, discussion, and questions.

The report which you will receive after the meeting will differ based on the meeting you choose. Neither meeting results in a final decision. Neither meeting grants any rights for futher development. The result of either meeting is simply a written report from various departments and staff members with comments about your project. You can expect such a report about a week after the meeting, sometimes sooner.

*The difference in reports is that for Conceptual Review you will be given comments that are more of a general overview. With a Preliminary Design Review, the comments will be much more detailed and specific. In many cases, a PDR comment letter will contain commitments about what you can expect from the Development Review process when your formal application is received. The PDR is designed to give you the most information possible so that your formal application can proceed through the process more quickly.
