The Current Planning Department reviews and evaluates all annexations, re-zonings and development proposals in the City that are according to the Land Use Code, subdivision and special site plan review processes.

Development Review Center

Review by the Current Planning department is only one aspect of the development review process in Fort Collins. Proposals are reviewed by a number of different City departments in addition to Current Planning including Advance Planning, Engineering, and Stormwater, just to name a few. In October of 2006, the Development Review Center was created to be a "One Stop Shop" in an effort to bring representatives of these various city departments into one location. For a short while we were called the Planning and Zoning Department. We have returned to our original name of Current Planning to clarify our role in the development review process. Zoning is also located in this office but is a separate department.

In addition, small area plans and special studies are prepared and implemented by Current Planning Staff. The department provides information and advice on development processes recommendations, land use, zoning and urban design. The department is the primary staff support for the Planning and Zoning Board.

Step One: Conceptual Review or Preliminary Design Review

The first step in the Development Review Process is to apply for and attend either a "Conceptual Review" or a "Preliminary Design Review". Both processes are intended to review ideas before a formal development review application is made. Both processes allow you to meet with representatives from numerous City departments that will have input into the Development Review Process. Either of these meetings will provide you with some preliminary information about your site, your ideas, and what may be required should you proceed with a formal development review application. As a result of either process you will receive written comments from a staff planner summarizing the comments you received in the meeting. SW Annex logo Southwest EnclaveAnnexation: New Area Now in the City Limits

Phase Two of the Southwest Enclave Annexation is now officially part of the City of Fort Collins as of December 28, 2007. This new area includes Fairway Estates south of Harmony Road and east of College Avenue and Pitner Estates, along Stover to the north of Harmony Road. The results of the Municipal Election on April 3, 2007, affirmed the annexation known as the "Southwest Enclave Annexation". The area will be brought into the City in four phases and will contain 2.705 square miles when fully annexed. The first phase was annexed in early 2007 and included primarily the area on South College Avenue known as the "Kel Mar Strip", a commercial area that runs from Trilby to north of Saturn Drive. A map of that area is available here. The two other areas still to be annexed will be brought into Fort Collins in 2010 and 2014.

The 2010 annexation will include a large area south of Harmony Road and west of College extending south in some areas to Trilby Road and west to Shields. This area will include the subdivisions of Applewood Estates, Scenic Knolls, Ader Estates, Brookwood Estates, Skyview, and Fossil Crest as well as a portion of the Gulley Greenhouse property. This anexation will also include some areas east of College including Fossil Creek Meadows, Lynn Acres, Trilby Heights, and the Trilby Mobile Home Park. In 2014 the remaining portion of the Southwest Enclave Annexation will be incorporated. This area is generally west of Shields with portions extending to Taft Hill Road. It is primarily on both sides of Trilby Road. It will encompass the remaining property around Gulley Greenhouse including the subdivisions of Midway, Mountain Valley Acres, Kapperman MRD, Scheel MRD, and Wildflower MRD as well as properties around these subdivisions. Front Range Village Front Range Village Shopping Center Update

Construction is underway on the new 900,000-square-foot shopping center located at the northwest corner of Ziegler and Harmony. Improvements on Ziegler Road have been implemented to make access to the site easier and more efficient. This includes a new traffic signal at Council Tree Drive on Ziegler at the west entrance to the HP Campus. The final plat for the project was recorded in March 2007. The center is expected to open in July 2008.

If you drive by the site, you will see that construction is in full swing. According to building permit information, there are a number of well known retail stores under construction. These include Super Target, Staples, Lowe's, Sports Authority, Toys-R-Us/Babies-R-Us, Famous Footwear, Lane Bryant, DSW, and Ultra Cosmetics. Also included is the building that will house the new branch of the Fort Collins Library District. Several other buildings are also under construction with no tenant yet specified.
